Garage floor systems built to take car tires, dropped tools, oil, and salt. Most clients pick a metallic, flake, or flake-and-quartz blend. All systems start with a diamond grind to a CSP-3 profile and end with a polyaspartic topcoat.

The system

  • Diamond-grind to CSP-3 profile, HEPA-vacuum, crack repair with rapid-set polyurea
  • Multiple system choices: metallic, color flake, quartz blend, micro cement
  • Hot-tire pickup resistant (the failure mode of cheap “garage paint”)
  • Slip-rated topcoat options for wet entry areas

What it costs

Driven by the size of the garage, how much grinding and crack repair the slab needs, and which system you pick. Premium metallic builds sit above a standard flake floor. We price the job after the walkthrough.

How long it takes

Two to three working days for a typical 400-500 sq ft two-car garage. Walkable 24 hours after topcoat, full vehicle traffic in 72 hours.

How long it lasts

Engineered for lifetime adhesion. Polyaspartic topcoat refresh at 8-12 years on heavy-use garages.

Where this fits

Residential 1-car, 2-car, and 3-car garages. Outdoor extensions like patios and walkways often paired in the same pour.

Owner on site. Moisture test of the slab. Photos of existing cracks. Palette options walked in person. Proposal in your inbox next morning.

Diamond-ground substrate ready for resin

02 Diamond grind

Surface prep to CSP-3 profile, HEPA vacuum, rapid-set polyurea on crack lines, re-grind. Where every floor lives or dies.

Garage Epoxy pour day in progress

03 Pour

Resin mixed on site, broadcast or swirled to match the system. Signature work happens here. Notched-trowel finish before the working window closes.

Polyaspartic topcoat applied over a cured pour

04 Topcoat

Polyaspartic or polyurethane within the resin chemical window. Walkable 24 hours, full traffic 72 hours. Written job spec before we leave.

Where we install garage epoxy.

We pour garage epoxy across all of our service areas: Los Angeles County, Orange County, the Inland Empire, San Diego County, Ventura County, Kern County, and Santa Barbara County. The system itself is the same across cities. Substrate prep adjusts to local concrete age and moisture conditions.

Three rules we do not break on a garage epoxy install.

A floor that fails by year three was usually rushed on prep day, long before any resin got mixed. The rules below are how we avoid that, and they hold on every install regardless of budget.

Calcium chloride moisture meter test on a residential slab

01. Calibrated moisture testing

Calcium chloride or relative-humidity sleeve test on every garage epoxy substrate before we order resin. If the vapor emission rate is above manufacturer spec, we apply a moisture-mitigation primer at our cost rather than gamble on the topcoat bond. Skipping this is the most common cause of the failed coatings we get called in to re-prep.

Diamond-ground concrete substrate ready for resin

02. Diamond grind to spec

CSP-3 minimum for residential garage epoxy, CSP-4 for high-build commercial. Shot blasting and acid etching are cheaper shortcuts that fail the resin manufacturer’s adhesion spec. We grind, HEPA-vacuum, polyurea-fill every visible crack, and re-grind. The prep day is the day the floor lives or fails.

Finished metallic epoxy floor with written job spec

03. Spec sheet with the resin maker named

Every garage epoxy proposal we write names the resin manufacturer, the topcoat product, the substrate prep depth, the cure window, and the maintenance schedule. If a competitor’s proposal does not name these, you are buying on faith, not specs. Full liability and workers’ comp on every job.

Questions before the call.

What does garage epoxy cost in Los Angeles?

Residential pricing for garage epoxy in the Los Angeles market typically runs between the ranges quoted on our service pages, with the exact number determined by substrate condition, finish system, and square footage. Commercial pricing is always project-specific.

Square footage, crack repair and the finish system drive the number, which is why we look before we price. The walkthrough is free and runs about 30 minutes, and your fixed-price proposal lands in your inbox the next morning.

How long does garage epoxy take to install?

A standard residential pour runs two to three working days from prep to final topcoat. Larger residential or commercial pours can run four to fifteen days depending on system spec, substrate condition, and square footage.

Vehicles and rolling loads stay off for 72 hours after the last coat. People can walk across the floor after the first 24.

How long will my garage epoxy last?

The coating holds because it bonds chemically with the substrate. That is why the prep matters so much, and why a properly prepped residential floor is built for lifetime adhesion.

The polyaspartic topcoat can be refreshed at the 8-to-12-year mark on heavy-use residential floors. The base resin stays bonded. Commercial systems are spec’d to traffic and chemistry; typical lifespan is 10-25 years on the resin layer.

Can you match a specific color?

Any color works in metallic epoxy, since the pigments mix across the full spectrum. Just-black and mother-of-pearl are both floors we have poured.

The pre-blended flake packs cover a lot of ground, and when they miss, we build a custom blend. Quartz runs 14 standard colors before custom mixing. Decorative concrete takes color two ways, integral during the pour or a topical stain post-cure.

How does the install process actually work?

Your part is mostly on day one, when we walk the space together and test the slab for moisture. After that the crew takes over: grinding to a CSP-3 profile and crack repair on day two, the pour and broadcast on day three, the polyaspartic topcoat on day four. You come back in for the final inspection and keep the written job spec we hand you.

What happens after the floor is poured?

The two layers age differently. The base resin is bonded to the substrate and stays put for the life of the floor. The topcoat is the part that takes the foot traffic and the tires, so that is the layer we look at again down the road and refresh when the gloss fades.

People ask what it takes to keep the floor looking the way it did on day one. Very little. A damp mop handles regular cleaning, and nothing about the system depends on a contractor coming back every year.

What makes Concrete 2 Coatings different from other contractors?

We come out of a family of tradespeople and the union, with 20 years of trade experience behind the company. That is why we can coat a floor, pour decorative concrete and set a structural slab ourselves, where most LA shops stick to one. The owner is on site for every prep day, so the grinding gets done to spec.
