Polishing is the one system where the concrete you already own becomes the finished floor. No film, nothing to delaminate, nothing to recoat at year ten. Whether it is the right answer depends entirely on the slab under your feet, which is why we look before we recommend.

Progressive grinding and what sets the price
Polishing is a sequence of diamond passes running from coarse to fine. Each pass refines the surface the previous one left, and the number of passes plus how fine we take them is what produces the sheen. That sequence, rather than square footage alone, is the main thing driving what a job costs.
A moderate sheen on a sound slab is a shorter sequence and a faster schedule. A high polish is more passes with finer tooling, and it takes proportionally longer. Neither is better in the abstract. A distribution warehouse and a retail showroom want genuinely different numbers, and paying for a mirror in a space that stores pallets is money doing nothing.
Because there is no resin gelling on a clock, this is the least weather-sensitive system we install, which suits the valley. Summer heat does not compress a working window here the way it does on a poured floor, so we are not scheduling around a forecast. The one climate factor that matters is a slab still wet from a winter storm, because the densifier needs to soak in properly.

What the densifier is actually doing
Midway through the grinding sequence we apply a chemical hardener, and this is the step that separates a polished floor from a shiny one. The densifier soaks into the surface and reacts with the concrete itself, hardening the top layer from within rather than laying anything on top of it.
That reaction is why a polished floor is durable without a film. Nothing sits on the surface waiting to peel, because there is no surface layer in the coating sense. The concrete has simply become harder and tighter than it was, and the fine grinding passes afterward burnish that hardened surface up to the sheen you asked for.
At the end we apply a penetrating guard rather than a topcoat. It sinks in, protects against staining, and does not build a layer, which means there is nothing to strip or reapply on a maintenance schedule. On a busy commercial floor across the life of a building, that absence is worth real money.
Sheen and exposure are two separate choices
People tend to merge these and they are independent. Sheen is how reflective the finished surface is, set by how far the grinding sequence runs. Exposure is how much of the aggregate inside the concrete you can see, set by how deep the first coarse pass cuts.
A cream finish keeps the slab surface as it was poured, showing no stone. Salt and pepper cuts just deep enough to expose fine aggregate, giving a speckled, even read. Full aggregate exposure cuts deeper and reveals the stone in the mix, which produces something closer to terrazzo in character.
That is a look decision made at the walkthrough, not afterward, because it is set by the very first pass. Maintenance, and why facilities managers ask about it first
A polished floor maintains with a damp mop. No waxing, no sealing, no annual service contract, no stripping and re-waxing crew coming in overnight twice a year. That is the entire program for most spaces.
A high-traffic commercial floor benefits from a burnish every few years to lift the sheen back up where the lanes have dulled. That is a single machine pass, it does not involve chemicals, and it is genuinely the extent of the ongoing work. Compared with a vinyl composition tile floor on a wax program, the difference over ten years is substantial.
Slip resistance comes up on this too, and polished concrete performs better than people expect. It carries a higher coefficient of friction than polished stone or sealed vinyl and is not slick unless wet. Where a floor gets wet regularly we add a penetrating anti-slip treatment, which changes nothing visually because there is no film for it to alter.

When we tell you to coat it instead
Polishing reveals the slab rather than covering it, and that cuts both ways. It shows the patch history, any variation in the original pour, and every repair somebody made over the years. On a sound slab that reads as character. On a heavily worked one it reads as a mess.
So we say no sometimes. A slab with extensive patching, heavy surface damage, or aggregate already exposed in random patches will not polish evenly, and no amount of grinding fixes an inconsistent surface. In those units a coating is the honest recommendation, because it covers the slab and gives you a uniform color rather than a blotchy floor we would have to call character.
A previously coated slab is the other common case. Once the old coating is fully removed the answer is usually yes, but the removal is the job, and grinding off a failed epoxy sometimes reveals concrete that will not polish well underneath. We would far rather discover that during a test patch at the walkthrough than halfway through the work with your unit closed.

Will polishing hold up to forklift traffic?
Yes, and that is one of its strongest arguments. There is no film for a wheel to scuff loose, and the densified surface is harder than the concrete was originally. Can we stay open while you polish?
Usually in part. Polishing is dry work with vacuum extraction rather than wet slurry, so it is far more compatible with an occupied building than most floor work. How long does the whole job take?
It depends on the number of grind passes and the target sheen more than on square footage. A moderate sheen on a sound slab moves quickly.
