We pour resinous epoxy and we mechanically polish concrete, both under one roof. That means when a Los Angeles business owner asks us which floor is right, we have no reason to steer the answer. Here is how the two systems actually compare.
Most flooring contractors in Los Angeles do one or the other. An epoxy shop will tell you epoxy is the answer to every question. A polishing crew will tell you polished concrete wins every time. We run both lines of work, so the recommendation we give on a walkthrough depends entirely on the space, the traffic, the budget, and the look you want. There is no house favorite.
The two systems solve overlapping problems in different ways. Mechanically polished concrete is the existing slab, ground and refined and hardened into a finished floor. Resinous epoxy or polyaspartic is a coating system built on top of the slab. Each has a clear set of situations where it is the right call.
What polished concrete actually is
Polished concrete is not a coating. There is nothing applied on top that can peel, chip, or delaminate. We take the existing slab and run it through a progression of diamond tooling, from a coarse metal-bond grit in the 40 to 80 range, up through finer resin-bond grits to 400, 800, and as high as 3000 for a true mirror polish. Between passes we apply a lithium silicate densifier that reacts chemically inside the concrete to harden the surface from within.
The result is the concrete itself, refined into a dense, light-reflecting, abrasion-resistant floor. The shine is mechanical, produced by the flatness and the fineness of the grind, not by anything sitting on the surface. Because the finish is the slab, it cannot lose its bond. It wears the way stone wears, slowly and gracefully.
What resinous epoxy actually is
Epoxy and polyaspartic are coating systems. We diamond-grind the slab to a CSP-2 or CSP-3 profile so the resin can mechanically lock in, repair every crack with polyurea, then build a film of resin on top: a pigmented or metallic epoxy base coat, sealed with a UV-stable polyaspartic topcoat.
That film is where the system’s strengths live. It can be any color, any sheen, fully waterproof and chemical-resistant, and seamless with no grout lines or joints for bacteria to hide in. It is also the part that has to be bonded correctly, because a coating is only as good as its grip on the slab beneath it. Done right, with full prep, it lasts for decades. Done cheap, over poor prep, it fails.
Cost, side by side, in the LA market
Pricing for the two systems in commercial Los Angeles work overlaps but lands differently.
- Polished concrete: priced per square foot depending on the grit level (a satin 400 finish costs less than a 3000 mirror), the dye or stain work, and how much grinding the slab needs to flatten and clean it. Large open floors run at the low end because the equipment amortizes across the area.
- Resinous epoxy or polyaspartic: priced per square foot across the system tiers, from a thin single-coat polyaspartic up to a quartz-broadcast or hand-finished metallic floor.
For a large, clean, structurally sound slab, polishing is often the cheaper finished floor because there is no resin material cost. For a slab in rough shape, the grinding required to make it presentable for polishing can erase that savings, and a coating that hides the imperfections becomes the better value.
Durability and where each one fails
Both systems are extremely durable when installed correctly. They fail in different ways.
Polished concrete cannot delaminate because there is no separate layer to lose. Its weaknesses are staining and etching. Raw polished concrete, even densified, is still concrete, and concrete is porous to acids. A spilled lime margarita, a battery leak, or a dropped bottle of muriatic acid will etch a dull spot into a polished floor. A penetrating sealer mitigates this but does not make the floor bulletproof against chemistry.
Epoxy and polyaspartic resist chemicals and stains completely. Their failure mode is the bond. A coating poured over a wet slab, an unground slab, or an unrepaired crack will eventually lift, blister, or split. This is entirely a prep-quality problem, not a material flaw, which is why we put the prep specs in writing on every job.
Maintenance over ten years
Polished concrete is the lowest-maintenance floor we install. Routine care is dust mopping and an occasional auto-scrubber pass with a neutral cleaner. There is no recoat schedule. Every few years a high-traffic floor benefits from a re-polish of the top grits to restore the sheen, but the floor itself never needs replacing.
Epoxy and polyaspartic ask slightly more. The topcoat is a wear layer, and on a heavy commercial floor it eventually wants a screen-and-recoat, typically somewhere in the 10 to 20 year range depending on traffic. That recoat is a fraction of the original cost and does not disturb the base system. Day to day, both floors clean the same way: neutral cleaner, no harsh solvents.
The look: industrial honesty versus designed surface
This is often the deciding factor, and it is genuinely a matter of taste and brand.
Polished concrete reads as honest, modern, and industrial. The aggregate exposure (whether you grind to a cream finish that shows almost no stone, a salt-and-pepper finish that shows fine aggregate, or a full aggregate exposure that shows the rock) gives a designed-but-natural look that suits a downtown LA loft, a boutique retail space in Silver Lake, a design studio, or a modern office. It cannot be any color you want, but dyes give a controlled range of tones.
Epoxy and polyaspartic give you total control of the surface. Any color, any sheen, metallic swirl, flake blends, color-coded safety lanes, integral logos. A brewery taproom in the Arts District that wants a deep metallic copper floor, or a warehouse that needs yellow forklift lanes striped into the surface, needs a coating. Polished concrete cannot do those things.
Cure time and business downtime
Both systems are faster than tearing out and replacing a floor, but they are not the same speed.
Polishing is a dry process with no cure window. The floor is finished and ready for traffic the moment we pull the equipment off it. For a retail or office space, that means we can polish over a weekend and you open Monday on a finished floor with no chemistry waiting to harden.
Epoxy needs a cure window. A standard high-build epoxy wants the space empty through the pour and the cure, with walkable traffic at 24 hours and full traffic at 72. A polyaspartic-only system cures fast enough to walk the same evening, which is why it is the coating of choice for businesses that cannot afford to close. If zero downtime is the hard constraint, polished concrete or one-day polyaspartic are your two answers.
How we decide on a walkthrough
When the owner walks your LA space, the recommendation comes out of a short list of questions. What does a closed day cost your operation? Is the slab structurally sound and reasonably flat, or is it cracked and pitted? Do you need a specific color or a logo in the floor, or will a refined natural concrete look serve the brand? Will the floor see aggressive chemicals or just foot and cart traffic? Is the budget driving toward the lowest finished cost, or toward the most designed surface?
A clean, flat slab in a design-forward retail or office space, where downtime is precious and the brand suits an industrial look, usually points to polished concrete. A rough slab, a space that needs a specific color or seamless chemical resistance, or a warehouse that needs safety striping, usually points to a coating. The walkthrough is free and runs about 30 to 45 minutes. The owner walks the slab in person, checks its flatness and condition, runs the moisture meter if a coating is in play, and lays out both the polished-concrete and the resinous-coating paths with a fixed price for each.
