What a commercial epoxy floor actually costs in Los Angeles County

Facility managers researching commercial epoxy in Los Angeles County get a wide range of numbers from contractors. Here is the breakdown of what the systems actually cost, what drives the price up or down, and where it is safe to save money.

Commercial epoxy pricing in the Los Angeles market spans a wide per-square-foot range from a thin-mil floor at the bottom to a premium decorative metallic at the top. Three times in five proposals we write, the price we quote is materially different from the price the client got from a competing bidder. The reason is almost always that the two proposals are quoting different systems for the same nominal job.

Here is how to read a commercial epoxy proposal in Los Angeles County and know what you are buying.

The four system tiers and what they cost

Tier 1: Thin-mil polyaspartic (entry tier per square foot)

Single-coat polyaspartic over diamond-ground substrate. Good for office lobbies, retail backrooms, light commercial. 10 to 15 year service life under standard office traffic. Walkable 24 hours after pour, full traffic 72 hours.

This is the lowest-spec system we install commercially. The savings are real and the chemistry is honest. The trade-off is impact resistance: if the floor sees dropped equipment, forklift wheels, or thermal shock, this tier will fail.

Tier 2: Standard high-build epoxy with polyaspartic topcoat (mid tier per square foot)

20 to 30 mils of epoxy resin over prepped substrate, polyaspartic UV-stable topcoat over the epoxy. The default spec for warehouses, distribution centers, and most commercial backrooms. 15 to 20 year service life.

This tier covers most of the commercial work we do in LA County. It hits the sweet spot of cost-per-year-of-service-life.

Tier 3: Quartz-broadcast epoxy (upper tier per square foot)

Two-broadcast quartz aggregate system. Heavy-impact resistant, slip-rated, USDA-compliant resins available. Required spec for commercial kitchens, healthcare, food processing, anywhere sanitary code applies. 15 to 25 year service life.

If your facility has any food-contact or healthcare requirement, this tier is the minimum. Anything thinner will not pass inspection.

Tier 4: Premium decorative metallic (top tier per square foot)

Pigmented metallic epoxy with hand-finished swirl work and polyaspartic topcoat. Hospitality, restaurants, retail showrooms, brewery taprooms. 15 to 20 year service life. This tier is decoration as well as floor, and the price reflects the hand work.

What drives the cost up

Inside any of the four tiers, the price can move 20 to 40 percent based on these factors.

  • Substrate condition. A new slab in good condition needs basic prep and pours fast. A 1980s warehouse slab with hairline cracks every six feet, oil saturation in the receiving zone, and a control joint pattern that does not match the new traffic flow can add a real per-square-foot line to the prep cost alone.
  • Occupied vs unoccupied install. Pouring at 2am Tuesday so the restaurant can open at 11am Wednesday costs more than pouring at 9am Tuesday during a planned closure week. Premium hours, premium price.
  • Square footage. Small commercial jobs (under 1,500 sq ft) carry proportionally more mobilization cost. A 1,000 sq ft commercial kitchen often quotes at the higher end of the tier range while a 12,000 sq ft warehouse quotes at the lower end.
  • System spec extras. Integral cove base (priced per linear foot), color-coded lane striping (priced per linear foot), USDA-compliant resin upgrade, anti-static or anti-microbial topcoat. All real costs that fold into the per-square-foot number on the proposal.

What drives the cost down

  • Bigger jobs. A 25,000 sq ft warehouse floor will quote 10 to 20 percent below the per-square-foot range for the tier because the prep equipment, the resin mixing, and the crew time amortize across more area.
  • Unoccupied install. If the facility can give us three to seven full working days with no occupancy and no scheduling constraints, the price drops.
  • Existing slab in good condition. If the substrate needs minimal crack repair and the existing control joints work with the new system spec, the prep cost goes down.
  • Standard color and finish. Custom-blended pigments, premium quartz blends, and metallic systems all cost more than standard stock spec.

What is non-negotiable

If a proposal you are reviewing skips any of these, the price is artificially low and you will pay for it on the back end.

  • Moisture testing. Calcium chloride or relative humidity sleeve test on every commercial slab. If the moisture vapor emission rate is above the resin manufacturer’s spec, no coating goes down until a moisture-mitigation primer is applied. Cheap proposals skip this step and the floor fails inside two years.
  • Diamond grinding to manufacturer-spec profile. CSP-3 minimum for standard residential, CSP-4 for high-build commercial. Shot-blasting or acid-etching as substrate prep is a cheaper shortcut that fails the resin manufacturer’s adhesion spec.
  • Polyurea crack repair on every visible crack. Rapid-set polyurea filled and ground flush, not just topical fill. Cracks ignored at prep time telegraph back through the finished floor within 18 months.
  • Written job spec with the resin manufacturer named. If the proposal does not name the resin manufacturer and does not specify the system, you are buying on faith, not specs.

Why LA County jobs run slightly above national averages

Two structural factors push commercial epoxy pricing in Los Angeles County above the national average:

Parking and logistics. Commercial pours need a truck to deliver resin, a generator-driven diamond grinder for the prep day, and crew vehicles for three to ten people across the install window. In dense LA neighborhoods (DTLA, Hollywood, Mid-City) the parking and staging cost is a real line item.

Off-hours scheduling premium. Most LA commercial spaces cannot tolerate downtime. The premium for nights, weekends, and 4am-to-9am pour windows runs 15 to 25 percent over standard hours.

Neither factor adds to the actual floor cost. Both add to the project total.

The cost of downtime is the line item most facility managers miss

When a facility manager compares two epoxy proposals, the only number on the page is the install cost. The number that does not appear on either proposal, and the one that usually dwarfs both, is the cost of the floor being out of service while it cures.

A standard high-build epoxy with a polyaspartic topcoat needs the space empty for the prep day, the pour day, and the cure window. For a restaurant kitchen in Koreatown or a warehouse pick line in Vernon, every closed day is lost revenue or stalled fulfillment. A 15,000 square foot distribution floor that turns tens of thousands of dollars of throughput a day cannot give up a week without that loss eclipsing the entire floor budget.

This is where system choice becomes a business decision, not a chemistry one. A full-build quartz epoxy is the most durable floor we install, but it wants three to five days of cure before forklift traffic. A polyaspartic-only system cures fast enough to walk the same evening and run light traffic the next day. The polyaspartic costs less per square foot to install and far less in downtime, but it trades away some impact resistance. The right answer depends entirely on what a closed day costs your operation.

Reading a per-square-foot number that is too good to be true

If you are holding a commercial proposal that quotes a rock-bottom rate a square foot for a warehouse floor and another that quotes triple that, the cheap one is not a deal. It is a different scope. Here is what almost always got cut to reach the low number.

  • No moisture testing. The cheap bidder is gambling that the slab is dry. In LA County, slabs poured before the 1990s often are not, and a coating poured over a wet slab delaminates within two years.
  • Acid etch instead of diamond grind. Acid etch is a fraction of the labor of mechanical grinding. It also produces an inconsistent profile that the resin manufacturer will not warranty.
  • Topical crack fill, not routed polyurea. Smearing filler over a crack looks done on day one and telegraphs back through the floor by month eighteen.
  • Thin film, marketed as the same system. A 6-mil rolled coating and a 25-mil high-build are both technically epoxy. They are not the same floor, and the thin one will not survive a forklift.

The honest way to compare two proposals is to make both contractors name the resin manufacturer, the dry film thickness in mils, the surface profile (CSP number), and the moisture-test method. When those four specs match, the prices converge. When they do not, you are comparing two different floors that happen to share a word.

How to budget for a commercial epoxy floor

Start with this rough budget framework for an LA County commercial install:

  • Under 2,000 sq ft: budget toward the upper per-square-foot range for any tier above Tier 1
  • 2,000 to 8,000 sq ft: budget at the mid-range of the tier band for your system
  • 8,000 to 25,000 sq ft: budget at the low end of the tier band, with a 10 percent contingency for substrate surprises
  • Over 25,000 sq ft: budget at the low end of the tier band; negotiate the resin pricing with us directly
