Irvine packs an unusual amount of clean commercial floor space into a few corridors. The Spectrum, the Irvine Business Complex near the airport, and the master-planned office parks fill with biotech, software, medical-device, and light-manufacturing tenants, and every one of them has real requirements for the floor underfoot. Here is how a commercial epoxy floor meets them.
A commercial floor is not a residential garage with more square footage. The tenant’s industry sets the spec, the building’s operating schedule sets the timeline, and a compliance inspector often sets the finish. In Irvine, where the tenant mix runs heavy toward regulated and high-cleanliness industries, getting that spec right is the whole job.
Why Irvine’s commercial geography is different
Most Southern California industrial markets are older, with worn slabs and utility floors. Irvine is the opposite. The Spectrum and the business complex are newer, Class-A floor space with flat, well-cured slabs, and that changes the work in two ways. First, prep is lighter: less grinding, less patching, a cleaner finished surface. Second, the tenants are different. Instead of a plain gray warehouse floor, we are pouring for biotech labs, medical-device assembly, software campuses, and food-and-beverage operations, each with a documented requirement the floor has to satisfy.
The density helps too. With so much floor space inside a few corridors, a single crew mobilization can cover multiple suites and buildings in a week. On portfolio and multi-suite contracts that efficiency turns into tighter lead times and sharper pricing.
The systems Irvine tenants actually need
The right commercial system is dictated by what happens on the floor. The builds we spec most across Irvine:
- USDA-compliant resins for food and beverage, commissary kitchens, and any operation that has to pass a health inspection. Seamless, sealed, and cove-based up the wall so there is no joint for bacteria to live in.
- ESD-dissipative systems for electronics manufacturing and labs, where static control protects the product. The floor becomes part of the building’s grounding plan.
- Chemical-resistant topcoats for processing areas and lab benches, spec’d to the actual chemistry the floor will see and backed by manufacturer data sheets.
- Slip-rated broadcasts for wet-traffic zones, washdown areas, and back-of-house, tuned to the required coefficient of friction.

What an ESD floor actually involves
Static control is the spec that Irvine’s electronics and medical-device tenants ask about most, and it is worth explaining because it is more than a coating. An ESD-dissipative floor is a grounded system: the resin carries conductive material, and the floor ties into a copper grounding grid that runs to the building’s earth ground. We embed a grid of copper strips under the coating at a spacing set by the spec, bond it to the ground point, and pour a dissipative resin over it so static generated by foot traffic or rolling carts drains safely to ground instead of building up and discharging into a sensitive component.
The number that matters is surface resistance, typically specified between 1 x 10^6 and 1 x 10^9 ohms for a dissipative floor. We install to the resistance range the tenant’s process calls for and, on request, provide megohmmeter readings after cure so the number is documented for the file. For a device-assembly line or a lab handling static-sensitive electronics, that documented resistance is the difference between a floor that passes an audit and one that merely looks the part.
Moisture and joints: the two things that fail a commercial floor
Two slab conditions cause more commercial-floor failures than anything else, and both get addressed on the front end. The first is moisture. A slab-on-grade floor in a warehouse or a ground-floor lab can drive water vapor up through the concrete, and vapor pressure will lift a coating that was poured over it without protection. We run a calibrated moisture test on every commercial slab and, where the reading is high, roll a moisture-mitigation primer that acts as a vapor barrier so the finished floor stays bonded. On a critical floor we can run a full calcium-chloride or relative-humidity probe test and spec the mitigation to the result.
The second is joints. A commercial slab has control joints and often construction joints and cracks, and a floor poured straight over them will telegraph and eventually split along those lines. On a rigid, high-traffic floor we fill joints with a semi-rigid polyurea that supports the joint edge against forklift wheels, then honor the moving joints through the coating so the floor can expand and contract without cracking. Getting the joint treatment right is unglamorous and it is exactly what separates a floor that lasts fifteen years from one that fails in three.
Documentation is part of the deliverable
For an Irvine biotech lab or a commercial kitchen, a floor that performs is not enough; the floor has to be documented. Every commercial system we install ships with the manufacturer data sheets for the compliance file, so when an inspector or an auditor asks what is on the floor and whether it meets spec, the answer is already in the binder. That paper trail is a big part of what separates a commercial-grade install from a coating that merely looks right.
Working around an operating business
Most Irvine commercial floors go into occupied or build-out space, not an empty shell, and the schedule has to respect that. We run off-hours and weekend pours so an office, lab, or kitchen keeps operating, and we phase larger floors area by area so the space never fully shuts down. Matching the build to the room
Different rooms in the same Irvine building often need different floors, and part of the walkthrough is mapping the right system to each zone. A few rules of thumb we work from:
- Warehouse and distribution floors want a high-build epoxy or a troweled slurry that takes forklift and pallet-jack traffic, typically 40 to 80 mils depending on the load. Line striping and safety markings go into the topcoat so they never wear off like painted lines.
- Lab and cleanroom floors want a thinner, seamless, chemical-resistant system with integral cove base, so there is no seam or corner for contamination to collect and the floor wipes down to a controlled surface.
- Commissary and food-prep floors want a USDA-compliant, slip-rated urethane cement or resin that handles hot washdown, thermal shock, and organic acids without breaking down.
- Office and showroom floors in a tech campus want a decorative flake or a polished-look resin that reads clean and professional while still shrugging off rolling chairs and daily foot traffic.
A single tenant build-out often includes three or four of these in one contract, and pouring them as a coordinated package keeps the mobilization efficient and the transitions between zones clean.
